Working with Colby Sterling was an AMAZING experience. We hired Colby and that same day we got an offer accepted on a 3 bed 2.5 bath home for asking price! What? We couldn’t believe we found a home in the middle of Fort Collins for asking price! After our inspection he pushed to have the seller pay to replace the roof on our home as well...and they did! We couldn’t believe how fast the process was and how much Colby got us for our budget! After we closed on the house he even offered to help us move our furniture because he knew we didn’t have a truck. Colby isn’t just in this industry to make money, he truly cares about placing individuals into a home they want and making sure the whole process is smooth. About 2 months after moving into our new home we got a citation from the City of Fort Collins about our roof not being up to code. We contacted Colby and he helped us through who we should contact to get it worked out. We finally got the roof fixed and everything is up to code. Every once in awhile he reaches out to us to ask how the home is and if we have done any upgrades etc. It’s an amazing feeling knowing that we have support behind us with Colby because a home purchase is scary for first time homebuyers like us. This was the largest investment we have made and we always feel like Colby is there to give us a helping hand.

Prior to working with Colby we worked with an agent from C3 real estate. We started the process in January and made 7 offers (all over asking price, sometimes $15-$20k over asking price) and could not get in. We fired our C3 agent in May and called Colby the next day. By the end of that day we finally got our 8th offer accepted. I know based on this experience that the next time we buy a home we will use Colby again! From the first showing to the closing, our experience with Colby was pleasant. It was an overall great experience! He quickly learned what our interests and needs were, and then used his deep knowledge of the electronic tools that are available to find a wide array of properties from which we could choose. When we found a suitable house Colby very quickly completed a sales contract with no-nonsense deadlines to keep things moving efficiently. We were outbid on our fist choice home, but with an even clearer understanding of what we wanted Colby worked late to find, within a few hours, ten more properties for our perusal. From that list the home of our dreams stood out! Colby again expedited a sales contract and it was mutually agreeable; he then recommended excellent home inspectors who genuinely had our interests in mind. Colby obtained multiple quotations for work we wanted done after the inspection. Pooling experience from multiple experienced realtors he proposed and successfully negotiated excellent concessions from the seller that made us very happy with the final contract. A great deal of this activity occurred with us in Illinois and Colby in Colorado, and still it seemed to progress smoothly. Finally, Colby made us comfortable at the closing, a time that can be nerve wracking.
